Plantation Isles Is a Distinct Neighborhood in 33317
Plantation Isles is an established residential neighborhood in the southern portion of Plantation.
The City of Plantation identifies the neighborhood as generally bounded by Peters Road to the north, the North New River Canal to the south, the OPWCD Holloway Canal to the west and SW 54th Avenue/SW 53rd Avenue to the east.
Within those boundaries, canals weave through portions of the neighborhood and become an important part of the setting for many homes.
In Plantation Isles, where the property sits can matter just as much as what's sitting on it.
HOUSING IN PLANTATION ISLES
Primarily Single-Family Homes With Plenty of Individuality
Plantation Isles is primarily a single-family residential neighborhood, but that doesn't mean the homes are interchangeable.
Waterfront Homes
Some properties back directly to canals, and select locations may offer access toward the ocean. Water frontage, canal location, lot configuration and waterfront improvements can therefore become important parts of the buying decision.
Interior Homes
Not every Plantation Isles home sits directly on water. Interior properties offer another option within the same established neighborhood.
Different Lot Sizes
Lot dimensions and outdoor space can vary, so buyers should compare the actual property rather than assume the neighborhood has one standard lot.
Different Renovation Histories
An established neighborhood can include homes that remain closer to their original design alongside properties that have been substantially updated or expanded.
THE WATERFRONT QUESTION
"It's on a Canal" Is the Beginning of the Conversation
Plantation Isles contains a network of canals, and select properties offer water access that can connect toward the ocean. However, buyers shouldn't assume that every waterfront home offers the same type of access or waterfront experience.
If ocean access is important to you, we'll want to verify the specific property's canal route, bridges, clearances, water depth and other conditions that could affect the type of boat or water use the property can accommodate.
If the water is important to your purchase, we need to investigate the specific property and the specific canal.
That can include questions about waterfront improvements, canal conditions, access, bridges, depth, maintenance responsibilities and whatever else matters for the way you actually hope to use the property.
Waterfront is a property feature. The details determine what that feature actually means.

The Backyard Deserves Its Own Due Diligence
Waterfront Structures
Seawalls, docks, retaining features and other waterfront improvements should be evaluated for condition and property-specific requirements where applicable.
Permits
Existing improvements should be reviewed as part of normal property due diligence, including permit history where appropriate.
Flood & Insurance
Current flood information and insurance considerations should be checked for the specific property rather than assumed from the neighborhood name or the presence of a canal.
Intended Use
If you have a particular boat, kayak, paddleboard or other use in mind, verify that the property and waterway actually work for it before making assumptions.
Don't buy the waterfront idea. Verify the waterfront property.
ESTABLISHED HOMES REQUIRE HOMEWORK
Look Past the Kitchen
In an established neighborhood, two homes that look similarly updated online can have very different stories behind the walls.
Roof age, electrical systems, plumbing, HVAC, windows, additions, permits and insurance considerations may all become relevant during the purchase.
A gorgeous renovation is great. I also want to know what happened to the systems that aren't showing up in the listing photos.
Pretty matters. So does everything behind the walls.
WATERFRONT VS. INTERIOR
The Canal Isn't Automatically the Better Property
A waterfront home may command attention because of its setting, but "waterfront" isn't the only factor that determines which Plantation Isles home is the better purchase for a particular buyer.
An interior property might have the floor plan, condition, lot, renovation quality or price that better fits your priorities.
On the other hand, if having water behind the house is one of the reasons you're considering Plantation Isles in the first place, then the characteristics of that waterfront deserve additional attention.
The best house isn't automatically the one with the canal. It's the one that best fits what you're actually buying it for.
LOCATION WITHIN PLANTATION
Plantation Isles Has a Very Different Feel From Plantation's Other Neighborhoods
Plantation is not one uniform housing market.
Plantation Acres has its acreage and equestrian character. Jacaranda Country Club is centered around golf-course living. Jacaranda Lakes has its own residential waterways farther north. Plantation Park has its established central Plantation setting.
Plantation Isles adds another option: an established single-family neighborhood in 33317 where canals are woven directly into portions of the residential landscape, with select properties offering access toward the ocean.
Same city. Completely different ways to live in it.
HOW I APPROACH PLANTATION ISLES
Start With the House. Then Look at the Property Around It.
Plantation Isles is one of those neighborhoods where I don't want a buyer evaluating a home from the listing photos alone.
The house matters, of course. But so do the lot, the street, the condition, the waterfront if there is one, and the details of the particular property.
That's especially true when two homes that appear similar on paper can have completely different renovation histories or relationships to the water.
In Plantation Isles, I want to know what we're buying beyond the front door.

Plantation Gives Buyers More Than One Kind of Neighborhood
Plantation Isles
Established single-family housing with canals and both waterfront and interior properties in 33317, including select properties with access toward the ocean.
Plantation Park
Established residential streets, mature landscaping and varied single-family homes in central Plantation.
Plantation Acres
Larger properties, acreage and an equestrian tradition create a dramatically different residential setting.
Jacaranda Lakes
A primarily single-family residential neighborhood in 33322 with its own canals, waterways and neighborhood park.
