Jacaranda Lakes Is Its Own Residential Neighborhood
When I'm talking about Jacaranda Lakes, I'm referring to the established single-family residential neighborhood around Jacaranda Lakes Park and the surrounding waterways in Plantation's 33322 ZIP code.
That's important because the word "Jacaranda" appears in several community and neighborhood names throughout Plantation. Jacaranda Lakes should not be confused with the Jacaranda Country Club area farther south or the Central Park area around Plantation Central Park.
Nearby communities may also use Jacaranda in their names, but for this guide I'm keeping the focus intentionally narrow so buyers can understand the actual neighborhood they're considering.
Same city. Similar names. Very different pieces of Plantation.
WHAT STANDS OUT
Water Is Part of the Neighborhood's Character
Jacaranda Lakes has a strong residential feel, but the canals and waterways running through the neighborhood help distinguish it from other parts of Plantation.
Some homes back directly to water while others sit on interior streets, so two properties within the same neighborhood can offer a noticeably different setting.
That means a buyer comparing homes here should pay attention not only to the house itself, but also to lot orientation, water frontage, privacy, views and the specific street.
In Jacaranda Lakes, the lot can matter almost as much as the floor plan.
HOUSING IN JACARANDA LAKES
Primarily Single-Family Homes, but Plenty of Variation
The neighborhood has an established housing stock, but buyers shouldn't expect every home to look, feel or function the same.
Single-Family Homes
Jacaranda Lakes is predominantly a single-family neighborhood, making the individual lot, home condition and renovation history especially important when comparing properties.
Waterfront Lots
Some homes sit along canals or waterways, creating differences in views, backyard configuration and overall setting.
Interior Lots
Interior properties can offer a different experience and may appeal to buyers who care more about layout, yard space or location within the neighborhood than direct water frontage.
Different Update Histories
Homes may range from largely original to extensively renovated, which makes it important to compare more than just square footage.

The Neighborhood Has a Park of Its Own
Jacaranda Lakes Park is located at 1200 NW 94th Avenue and sits within the neighborhood itself.
The park includes recreational features such as shaded playgrounds, tennis, basketball and pickleball facilities, along with a jogging course and exercise stations.
Waterways border portions of the park, reinforcing the neighborhood's connection to the canals and lakes that weave through this part of Plantation.
Jacaranda Lakes Park isn't just nearby. It's part of the neighborhood's identity.
BUY THE HOUSE YOU ACTUALLY HAVE
Established Neighborhoods Mean Different Maintenance Histories
In an established neighborhood like Jacaranda Lakes, two homes with similar floor plans can have completely different histories.
One may have a newer roof, updated electrical components, newer HVAC, impact windows and remodeled interiors. Another may have beautiful cosmetic updates but older systems behind the scenes.
That's why I want buyers looking beyond countertops and paint colors. Roof age, electrical systems, plumbing, HVAC, windows, permits, additions and overall maintenance can all become part of the buying decision.

WHEN THE HOME BACKS TO WATER
Waterfront Adds Another Layer of Homework
Lot & Water Orientation
Look at where the home sits in relation to the canal or waterway and how that affects the backyard, views and usable outdoor space.
Drainage & Site Conditions
Buyers should pay attention to property-specific drainage, grading and site conditions during inspections and due diligence.
Improvements Near the Water
Fences, patios, retaining features, docks or other improvements should be evaluated for condition, permitting and property-specific requirements where applicable.
Insurance & Flood Information
Buyers should verify current flood-zone information and insurance considerations for the specific property rather than assuming all homes in the neighborhood are treated the same.
COMMUNITY DETAILS MATTER
Don't Assume Every Nearby "Jacaranda" Community Works the Same Way
This part of Plantation includes multiple community names and association structures, which is another reason I don't want buyers relying solely on a broad neighborhood label.
If a property is subject to an association, we should verify the current governing documents, fees, responsibilities, restrictions and any other applicable community information for that specific home.
A nearby subdivision with "Jacaranda" in its name may have a completely different structure from the home you're considering in Jacaranda Lakes.
Similar neighborhood names do not equal identical ownership rules.
WHAT I NOTICE ABOUT JACARANDA LAKES
It Feels Like a Residential Neighborhood, Not a Collection of Housing Types
What stands out to me about Jacaranda Lakes is that it has a clear neighborhood identity.
The single-family homes, waterways, mature residential streets and neighborhood park work together in a way that feels different from the more mixed housing around Central Park or the golf-course-centered Jacaranda Country Club area.
At the same time, I wouldn't assume every street offers the same experience. Waterfront versus interior lots, renovation history, home size and exact location can change the feel quickly.
Jacaranda Lakes has a recognizable identity, but the individual property still matters.
LOCATION WITHIN PLANTATION
Jacaranda Lakes Sits Farther North Than the Other Jacaranda Areas
Jacaranda Lakes is located in Plantation's 33322 ZIP code, farther north than the Jacaranda Country Club area and the communities immediately surrounding Plantation Central Park.
That distinction matters when buyers are comparing homes online because broad real estate searches sometimes use "Jacaranda" much more loosely than I would when helping someone understand Plantation.
Rather than treating all three areas as interchangeable, I prefer to compare them individually and then decide which housing style, location and ownership experience best fits the buyer's priorities.

Jacaranda Lakes

Jacaranda Country Club Area
Golf-course living mixed with gated homes, single-family properties, townhomes, condos and other residential options south of Broward Boulevard.
